Our Exterior Painting Process

Every exterior project follows the same nine steps, in order, with nothing skipped. Here is exactly how yours goes from the first wash to the final walkthrough.
  1. Pre-job walkthrough and scope confirmation. Before we start, we review the full exterior with you and confirm body color, trim, front door, garage door, gutters, soffits, fascia, downspouts, lanai ceilings, and any other surfaces in your estimate. We also flag existing issues like chalking, cracks, peeling, failing caulk, or damaged stucco.
  2. Site preparation. We move what we can and protect plants, pavers, windows, doors, fixtures, pool equipment, and screens. Where needed, we trench around the base of the home so the paint can go slightly below the soil line for a cleaner, more complete finish.
  3. Washing and cleaning. We pressure-wash or soft-wash, depending on the surface, to remove dirt, mildew, chalky residue, loose paint, and other contaminants. In our climate, where heat, humidity, mildew, and salt air all attack a finish, this is one of the most important steps for adhesion.
  4. Scraping, sanding, and surface prep. Once the home is washed and dry, we scrape and sand off loose or failing paint, repair stucco cracks with elastomeric patching where in scope, and address old or failing caulk around windows, doors, and trim joints.
  5. Priming and sealing. If the existing paint is chalky or porous, we apply a chalk-sealing primer or conditioner to lock down the surface and create a sound foundation for the finish coat. Bare and patched areas are spot-primed as needed, based on your home’s condition.
  6. Masking and protection. Before spraying, we mask windows, doors, light fixtures, pavers, screens, pool equipment, and plants. On exteriors, this step is critical to keeping overspray and paint off all surrounding surfaces.
  7. Paint application. We apply the finish coat by spraying and back-rolling the stucco so the coating works into the texture for full coverage. Smooth surfaces like gutters, soffits, fascia, garage doors, front doors, and metal are sprayed, brushed, or rolled to suit the surface and conditions.
  8. Detail work and touch-ups. We inspect the home for coverage, clean lines, and missed areas, and complete touch-ups. Downspouts and any items we removed have been reinstalled, and masking has been carefully pulled.
  9. Final cleanup and walkthrough. We clean the jobsite, remove trash and masking, put items back where we agreed, and walk the finished exterior with you before the job is considered complete.

We repair typical stucco cracks with elastomeric patching material when it is included in your scope. We blend repairs as closely as we can, but patched areas can still be slightly visible depending on the existing texture. Smooth stucco shows repairs more than heavily textured stucco.
